Phase 03

Design Development

The chosen concept is refined into a resolved architectural design. Floor plans are dimensioned, exterior elevations are detailed, and interior spaces are studied in three dimensions. Material palettes, fixture selections, and millwork concepts are developed in parallel.

Phase 04

Construction Documents

The design is translated into a comprehensive set of drawings and specifications that guide pricing, permitting, and construction. Every dimension, detail, and specification is documented with precision to ensure the builder has everything needed to execute the work faithfully.

Phase 05

Bidding & Negotiations

We help you identify qualified builders, issue the drawing set for competitive bids, and support you through the evaluation process. We review proposals side by side, clarify scope, and help you select the builder who offers the best combination of quality, value, and rapport.

Phase 06

Construction Administration

Our involvement continues through construction. We make regular site visits, review submittals and shop drawings, answer builder questions, and verify that the work aligns with the design intent. We are your advocate from groundbreaking to final walkthrough.
